HMS undertook a complete refurbishment of the Grade II listed Ogden’s Tobacco Factory and Clock Tower creating 19 apartments and built 13 new homes, including remediation of existing ground conditions.
Ogden’s factory is a historic landmark – operational for over 100 years – it closed its doors in 2007 leaving the building vacant for 8 years. Due to the building being listed and falling into disrepair, the project itself was fairly complex and required specialist skills to protect original features and deal with dry rot in existing trusses and asbestos in the ground floor.
Ogden’s Place also represented HMS’ first ever new build development and was completed on time and within budget, going on to be named Affordable Housing Scheme of the Year at the Northern Housing Awards, 2019.
A landmark project for HMS, the works on Ogden’s Factory was highly commended at the North West Regional Construction Awards, 2019 in the Preservation and Rejuvenation category.
